What we're looking for. Update as priorities firm up.
- Acreage: minimum TBD, ideal TBD
- Land budget alone: TBD
- Max distance from current location: TBD
- Water access (well-drillable, surface water, or rainwater-viable)
- Year-round road access
- Tow-in access for the RV move-in dwelling: a drivable road or driveway a truck can pull a travel trailer down. This is the only hard access requirement to live on the land from day one (see RV Trailer).
- Crane and tractor-trailer access for setting the Container Home Base containers is still needed eventually, but it is no longer a day-one dealbreaker. The RV gets us living there while access for the cluster gets solved or improved.
- Legal off-grid living (no HOA, friendly zoning)
- South-facing slope or open area for solar
- Some tree cover (windbreak, firewood, building materials)
- Soil suitable for growing (verify with perc and soil tests)
- Not in a flood plain
- Some natural privacy from neighbors
- Existing structures (barn, shed, even a fixable old house)
- Existing well or septic
- Existing power drop at the road
- Internet options at the road
- HOA
- Heavy zoning restrictions on outbuildings, livestock, or alternative structures
- Wetland designation
- Known contamination
- Mineral rights severed unfavorably
